Sale or Transfer Permission means obtaining permission from the lessee authority to sell or transfer the leased property. Sale permission is needed from different Gov. Authorities owning the leasehold land, when the owner (lessee) of a property wants to sell his / her property to a buyer. The Rajdhani Unnoyan Kartipokkho (Rajuk) is one of the largest government leasing authority of Bangladesh. It has various estate project i.e. Gulshan Model Town, Banani Model Town, Baridhara Residential Area, Uttora Residential Model Town, Purbachal New Town , Rajuk Uttora Apartment Project (RUAP). Without obtaining sale permission from the concerned authorities, registration of sale deed wouldn’t be possible.

For the seller:

A. Personal Documents

1. NID/Passport/Birth Certificate

2. TIN with up-to-date TAX return

3. Recently captured passport size photograph.

B. Land Documents

1. Allotment & Possession Letter

2. Lease Deed

3. Rajuk Mutation

4. Approved building plan (for flat/building)

5. Occupancy Certificate (for flat/building)

6. Via Deed with transfer permission (if any)

7. AC land mutation with DCR, Proposal and up-to-date Khajna.

(The land documents varies depending on the modes of acquisition and nature of use)

For the purchaser:

1. NID/Passport/Birth Certificate

2. TIN with up-to-date TAX return

3. Recently captured passport size photograph.

How to get Rajuk Sale or Transfer Permission; Process & Fees

  • Application

For obtaining Rajuk Sale or Transfer Permission the parties themselves, or their authorized representatives or the lawyer of the parties have to apply in the prescribed application format.

  • Hajira

After successful application the concern authority will issue notice to the parties for personal appearance along with all the original property documents, IDs, photo and TAX related papers. in these stage the parties must have to appear personally and no representative is allowed; in case of any disabilities a person may sign by commissioning the officer but this requires additional charges.

  • Inspection of Property

After completion of personal appearance of the parties the file will sent to the Inspector of Rajuk and he will visit the property physically and submit a detailed report about legality of sale or transfer permission and modes of use, modification, reconstruction, deviation with the approved building plan of the property.

  • Note Approval

After positive report of the inspector the file will sent to the Assistant Director- Estate of the Rajuk and he will forwarded the file to Director- Estate of the Rajuk and subject to his positive remarks the file shall forwarded to the member- Estate of the Rajuk.

  • Notice to pay fees

After approval the authority will issue letter to the parties for submitting transfer and documentation fees including 15% VAT within 01(one) month in nominated bank and if the parties failed to pay the fees within time the previous process will be canceled.

  • Transfer permission/ Sale Permission

After submitting the fees the authority will issue a sale or transfer permission and a copy of such notice will be sent to the concerned sub-registrar to register the requisite deed.

   15% VAT is applicable against the total amount of Transfer fee and Documentation fee.

Documentation is the most important part of Rajuk Sale Permission.
